The methods and scope of remodeling a building are very diverse. It can range from very small to very large, enough to be called a business.
The project I will introduce today is a commercial-residential building used as a pharmaceutical company's office building in Gangdong-gu, and it was remodeled using a material called "polycarbonate" that strongly conveys a modern exterior feel.
[Current status of remodeled buildings]
The existing building is approximately 20 years old, having received its first use permit in 2004, and although the change in the area of the facade is within the scope of major repairs, it is not subject to permit or reporting requirements according to relevant laws. It has a typical commercial-residential form (1st floor commercial, 2nd to 5th floor residential). The side of the 1st floor is configured as a parking lot, and the building form shows a form in which the floor area of each floor gets smaller as the number of floors increases due to the influence of the diagonal restriction of the right to sunlight in the north direction. The building is old, and it is easy to see it as a complex and difficult building form due to the external appearance and various facilities interfering with it when used as a corporate office building.
The same is true when viewed from the side. Many aspects of the building (air conditioner outdoor unit, poor quality windows, side balcony sash finish, etc.) make the building look untidy.
[Scope of remodeling]
The above project was already used as a company building and will continue to be used as a company building in the future, so we had to see the maximum effect without spending a lot of money. (Effect means. The image of the building as a company building.) In addition, in order to change the exterior finishing material, we had to select a material that could secure basic fire resistance performance.

• Finishing materials used on the exterior walls of buildings as prescribed by Presidential Decree (including each material in the case of materials made of two or more materials) must be materials that do not interfere with fire prevention. In this case, the standards for finishing materials shall be prescribed by a Ministry of Land, Infrastructure and Transport Decree.
We proposed a material called "polycarbonate" that could give a modern image, and that could secure fast construction and reasonable construction costs, and after consultation with several suppliers that could match the material, we were able to finalize the design. (There were about 5~6 rounds of interim proposals and consultations, and the final decision was made through adjustments to the scope of application of the facade area, adjustments to the shape, etc. The proposal cannot be disclosed for security reasons, but if you are curious, please contact us individually and we will do our best to answer.)

There is wire mesh attached to the hardware on the side, but it is not very visible, perhaps because of the evening light. (It seems that more consideration needs to be given to the mesh size.) BUT it is clearly visible during the day!
Since I haven't taken the photos yet through a photographer, it's hard to share more images. But I've shared an example of a 20-year-old commercial-residential building that can be stylish and modernized by changing the exterior finish. Depending on the project situation or the current status of the building, there are almost infinite ways to remodel.
